Premises across Monroe County
Shops, professional suites, clinics, restaurants and small industrial units — maintained on a schedule, with a written record for every unit.
A card per unit, filed and kept
A site sheet that says “serviced” is worth very little the day something fails. Each unit gets its own record, with numbers that can be compared against the previous visit — and the record is yours.
Filters, coils and drives
- Filters changed, sizes and quantities recorded on the unit as well as on the sheet
- Coils inspected both faces and cleaned, condition graded, pressure drop noted
- Belts, sheaves and bearings set, part numbers listed, worn sheaves flagged rather than quietly re-belted
Electrical and condensate
- Contactors, capacitors and terminals checked for pitting and corrosion
- Drains, traps and overflow switches cleared and function-tested
- Anything that runs through cold space checked before winter, because here it will freeze
Combustion
Burners, heat exchangers, flues and safeties on gas and oil plant, tested with instruments. September, not the first cold Monday — and in this county that distinction is worth real money.
Economisers and controls
- Dampers driven through their range, linkage and actuator checked, minimum outside-air position recorded as a number
- Control schedule documented as actually programmed, before anybody proposes changing it
What we look after
- Retail and trade countersDoor heat losses through a seven-month heating season, and units reachable only outside opening hours.
- Restaurants and barsExtract against make-up air, which is where most dining-room complaints actually come from.
- Professional suites and clinicsZone complaints, after-hours running, and outside-air rates written down rather than assumed.
- Small industrial and warehousingUnit heaters, extract and destratification, where the ventilation matters more than the cooling.
What we will not put in a contract
A guaranteed response time in hours
We will tell you where you are in the queue and call back. A printed number gets broken on the first properly cold night, which is exactly when you would be relying on it.
A percentage off your energy bill
A seized economiser and a building pulling in cold air both cost real money, and fixing them helps. What that is worth depends on your tariff, your hours and your building, so the figure comes after the survey.
Work that belongs to another trade
Roofing, structure, snow clearance, hood cleaning, fire suppression and electrical distribution beyond our isolators. We photograph what we find and name who should do it.
